CBI Unmasks Builder–Bank Nexus in NCR Housing Scam; 22 FIRs Lodged, 47 Sites Raided

New Delhi: 30, July, 2025- In a sweeping crackdown against corrupt practices in the real estate sector, the Central Bureau of Investigation (CBI) has registered 22 FIRs against various NCR-based builders and unidentified officials from financial institutions, acting on directives from the Hon’ble Supreme Court. The move targets a widespread scam that defrauded thousands of homebuyers through dubious loan schemes and deceptive practices.

Following numerous Special Leave Petitions (SLPs) filed by aggrieved homebuyers, the Supreme Court took cognizance of a “subvention scheme” devised by builders and banks that coerced buyers and manipulated home loan disbursements. In April 2025, the Court instructed the CBI to initiate seven Preliminary Enquiries (PEs). Within just three months, six of these were investigated, prompting the CBI to submit a detailed report to the apex court.

After reviewing the findings, the Hon’ble Supreme Court ordered the registration of 22 regular cases. Consequently, CBI teams conducted simultaneous searches at 47 locations across Delhi, Gurugram, Noida, Greater Noida, and Ghaziabad—leading to the seizure of incriminating documents and digital evidence linked to the alleged scam. Officials confirmed that investigations are ongoing, aiming to dismantle the deep-rooted nexus and deliver justice to defrauded homebuyers
