THE TITAN CRUMBLES: ED SEIZES 82 CRORE IN MASSIVE PMLA CRACKDOWN ON “ANSAL HUB-83” SCAM

GURUGRAM 19, February 2026-– In a high-stakes judicial offensive against economic predators, the Directorate of Enforcement (ED), Gurugram Zonal Office, has struck a decisive blow against large-scale real estate fraud.

Invoking the stringent powers of the Prevention of Money Laundering Act (PMLA), 2002, the federal agency has provisionally attached immovable assets valued at a staggering 82 Crore, effectively freezing the ill-gotten gains of the controversial “Ansal Hub-83” project.

THE ANATOMY OF A DECEPTION

What was promised as a “world-class” commercial sanctuary in Sector-83 has instead been exposed as a calculated web of financial deceit.

The ED’s investigation reveals a chilling pattern of exploitation where the hard-earned savings of over 1,000 innocent investors were allegedly cannibalized for personal gain.

The Modus Operandi of the “Ansal Scheme”:

  • The Ghost License: Developers continued to aggressively market and sell units until September 2023—nearly eight years after their project license expired in 2015.
  • Pre-emptive Plunder: Commercial units were sold before even securing valid statutory approvals, bypassing legal safeguards from day one.
  • The 15-Year Limbo: Despite a decade and a half of promises, the project remains a skeleton. Zero Occupation Certificates (OC) have been issued, and possession remains a mirage for defrauded allottees.
  • Diversion of Wealth: Instead of pouring funds into concrete and steel, the ED alleges the collected ₹82 Crore was systematically diverted for “other purposes” and the personal enrichment of the promoters.

LEGAL NOOSE TIGHTENS AROUND ANSAL HOUSING

The crackdown follows a criminal FIR registered by the Haryana Police under sections 120-B, 406, and 420 of the IPC, targeting the heavyweights of M/s Ansal Housing Limited.

Among those in the judicial crosshairs are:

  1. Kushagra Ansal (Whole-time Director)
  2. M/s Samyak Projects Private Limited
  3. M/s Aakansha Infrastructure Private Limited

“The project land, spanning 2.47 acres and comprising 147 shops and 137 office spaces, is now under the sovereign seal of the ED. This provisional attachment is a strategic manoeuvre to ensure that these assets are not sold or laundered further, securing them for future confiscation proceedings.”Official Statement.

JUSTICE FOR THE “HUB-83” ALLOTTEES

For the HUB-83 Allottee Welfare Association, this move marks a monumental victory in a battle that spanned HRERA complaints and years of judicial uncertainty.

The ED has reaffirmed its firm commitment to dismantling the empires of economic offenders and restoring the sanctity of the Indian real estate market.

The Investigation Remains Active. As the ED digs deeper into the financial trails, more skeletons are expected to tumble out of the Ansal closet.
